This Short Term Rental Agreement (the “Agreement”) is made by and between Casa Domos and Short-Term Renter (“Guest”) as of the date and time of booking the property at good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1.Property.The property is located in Playa Yankee, San Juan del Sur, Nicaragua.

The property is furnished and includes:

  • 2 Dome Suites each with their own private entrance, bedroom & bathroom
  • Private pool
  • Kitchen with 6-burner propane stove, refrigerator with reverse osmosis water system, pots & pans, dishes, cooking utensils, coffee maker, blender, garbage disposal, basic cleaning supplies
  • Laundry room with washing machine 
  • On-demand hot water system
  • Air conditioning & ceiling fans in sleeping domes
  • Bed linens, bath towels, pool towels
  • High speed WIFI

2.Payments & Cancellations: 100% of rental payment is due upon time of booking. Guest has a 48-hour period to cancel to receive a full refund, unless booking date falls within that 48-hour period. If cancellation is within 7 days or more of check-in date a 50% refund will be given. Any cancellations less than 7 days before check-in date will be non-refundable.

Refunds will not be issued for hurricanes, tropical storms or any other weather conditions, power outages, or acts out of the control of the owner.

Every home has the potential for equipment to occasionally malfunction and we cannot guarantee every aspect of a home to be operational 100% of the time. Owner will attempt to rectify any malfunctioning equipment, systems or amenities, however, Guest agrees there are no refunds offered for any malfunctions.

3.Maximum Occupancy: The maximum number of guests is limited to 4 persons. An additional charge or $30 per person per night for guests will be assessed.

4.Minimum Stay: This property requires a 2 night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the $200/night rate.

5.House Rules: Guest agrees to abide by the House Rules at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

6.Access: Guest shall allow Owner access to the property for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner. There also may be house staff (house keeper, pool caretaker, etc.) that need to enter the home and/or grounds with prior notice from the Owner.

7.Property Damage: Property should be left in same condition as the time of check-in. Guest will be completely responsible for any and all damage to the home or property caused by Guest, whether accidental or due to negligence.Deductions can be made for the following reasons: to repair or replace anything that is damaged or missing; to replace keys; additional cleaning expenses or to clean excessive messes (i.e. stained furniture, walls, appliances, etc.). Guests will be charged accordingly for any damage done during stay.

8.Assumption of Risk: Persons using the beach or pool do so at their own risk and the owner assume no responsibility for accident or injury. No one should swim alone and children should be supervised at all times. Renters will hold the Owners harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters' negligent acts or omissions.

9.Child Proofing: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include: access to the pool, edges of property, climbing the domes, any cleaning supplies in the house, or plants outside that might be poisonous if ingested.

10.Pets: Pets are prohibited unless prior approval from Owner has been given and a separate pet deposit of $50 is paid upon arrival.

11.Security: Guest shall see to their own and to the Property security by locking doors, windows, etc. when prudent to do so, and always when all guests are absent or the property is vacated.  

12.Smoking: All interior areas of the property are designated as non-smoking, without any exceptions.Smoking is permitted on the outdoor patio, provided cigarettes are disposed of properly in the trash, and not thrown outside. Any damage from smoking will incur an additional fine.
